A dry rot outbreak is dependent on timber, moisture and lack of ventilation. With dry rot the affected area is likely to be largely hidden. Treatment requires exposure of the affected area, identifying where it has spread to, finding and remedying the cause and subsequent necessary repairs. With dry rot a monitoring service is often recommended following remedial work.
An outbreak of wet rot is dependent on timber and moisture and is limited to areas which remain damp. The cure is to remove the source of dampness, cut out and renew affected timber and ensure the design or maintenance fault which caused it is cured. The main types of wet rot are Coniophora puteana, Fibroporia vaillantii, Donkioporia expansa, Paxillus panuoides and Phellinus contiguus.
Fungal decay of timbers in any structure is potentially a serious problem. In the case of dry rot this is especially serious. Although moisture is required for initial germination, the established fungal growth becomes capable of creating its own moisture in furtherance of feeding requirements. An outbreak of dry rot may have been at work for months or even years prior to detection by which time an entire building can be at risk.
